Downtown Development: RAM’s VP Cummings’ Smackdown
3 Comments Published December 6th, 2006 in ChapelHill, CitizenWill, Downtown, EconomicDevelopment, LocalPolitics, RuminationsOuch! Obviously stung by Council member Jim Wards comment about “switch-n-baiting”, RAM Development’s VP Casey Cummings delivered a death blow to Council’s request for affordable condo fees for the affordable housing units and a commitment to energy efficiency.

Both requests seem quite reasonable.
What use is it for the Land Trust to “sell” [...]
The Chickens Have Roosted: Council’s Environmental Credibility Gap
0 Comments Published December 5th, 2006 in Downtown, EconomicDevelopment, Government, LocalPolitics, Ruminations, environmentWe lost that argument when we passed parking lot#5 as designed.
One of the chief criticisms of the new Downtown Development Initiative (DDI) is that the Lot 5 building is setting a poor precedent for what is yet to come…

Councilmember Jim Ward tried to put the brakes on Council’s pellmell acceptance of “the new [...]
Out-Foxed Chapel Hill Style
0 Comments Published December 4th, 2006 in ChapelHill, CitizenWill, Community, Downtown, LocalPolitics, RuminationsThe Downtown Development Initiative is a steamroller (in more ways then one). Check out this summary of comments from Nov. 20th’s public hearing. A little light and less nuanced than the opposition comments I recall. Good thing there’s a video record on-line.
So why introduce the following bias?
Potential Advantages of the Project

Downtown Development: Easthom’s questions, questions, questions…
0 Comments Published December 4th, 2006 in ChapelHill, CitizenWill, Downtown, EconomicDevelopment, LocalPolitics, RuminationsMore questions about the Town’s and RAM’s Lot 5 development (DDI) plan?
Well, there’s been a dearth of specifics, so there should be a wealth of questions.
Add to the throng of “those who want to know” Council member Laurin Easthom.
With tonight’s pre-vote presentation on DDI looming (not a public forum)), Easthom weighs [...]
Downtown Development Initiative: Our Fair City Before Lot #5
0 Comments Published December 1st, 2006 in ChapelHill, Downtown, Government, LocalPolitics, RuminationsMaking some progress on a GoogleEarth visualization of downtown.
Here’s some data if you want to either visualize Chapel Hill within GoogleEarth or want to start fresh with a re-import. Small caveat on the GoogleEarth import - don’t turn on the terrain as I still need to tweak the elevations to get the right output.
If anyone [...]
Downtown Development Initiative: Search for Wholesome Goodness Continues…
1 Comment Published December 1st, 2006 in ChapelHill, Community, Downtown, EconomicDevelopment, Government, LocalPolitics, Ruminations, environmentI believed the Town’s web site covering the Downtown Development Initiative would be updated after Nov. 20th’s public forum. After ten days, I finally sent in a formal request.
Here is Town Manager Stancil’s response:
Dear Mr. Raymond:
Thank you for our email message at 10:49 am on Dec. 1 to the Manager, Mayor [...]

Downtown Development Initiative: Stanford on a Sea of Asphalt
0 Comments Published November 27th, 2006 in ChapelHill, CitizenWill, Community, EconomicDevelopment, Government, LocalPolitics, RuminationsEarly in the evening, downtown resident Don Stanford spoke of “magic bullets”, the promises of NCNB Plaza (”remains one of the eyesores of Franklin Street…”) and the progression from it to Rosemary Square to Granville Towers (”…high rises in a sea of asphalt…”) to Wallace Deck.
During his presentation I noticed some eye-rolling but it’s [...]
Downtown Development Initiative: Culbreth and the Domino Effect
0 Comments Published November 27th, 2006 in AffordableHousing, ChapelHill, Community, EconomicDevelopment, Government, LocalPolitics, RuminationsChris Culbreth, a second term member of the Town’s Community Design Commission (CDC), stayed late Monday, Nov. 20th, to comment to Council on the proposed revisions for the Process for Revision of the Comprehensive Plan
Interestingly enough, he spent more of his limited time counseling Council on the Downtown Development Initiative (DDI) juggernaut than the [...]

Downtown Initiative: $500,000 here, $7.3 Million there, pretty soon we’re talking real money…
0 Comments Published November 20th, 2006 in ChapelHill, CitizenWill, Community, EconomicDevelopment, Government, LocalPolitics, Ruminations, environmentA quick reminder of this evening’s public forum [Mon., Nov. 20th] on the failing Downtown Initiative.
Tonight’s agenda starts with this gem
The 2000 Comprehensive Plan’s goal for downtown is to “enhance the downtown’s role as the center of the community, with a pedestrian orientation and a human scale.”
I consider the 104′ multi-building development on lot #5 [...]
Signs, Signs Everywhere Fewer Signs?
2 Comments Published November 9th, 2006 in Carrboro, ChapelHill, CitizenWill, Elections, LocalPolitics, RuminationsMade a quick 18 mile cycle through the major municipal precincts, along major roads, ramps and intersections last night to pick up some signs for a few candidates plus my Honest Abe NO on the referendum.
Baddour’s supporters, considering the incredible number of his signs, seemed to have done an excellent first pass. [...]
Signs of the Time? Say it Ain’t so Carrboro!
2 Comments Published November 9th, 2006 in Carrboro, LocalPolitics, RuminationsBit of a shocker this evening in Carrboro
Tonight I made the rounds of the major municipal precincts to pick up my Honest Abe “A house divided…” referendum signs. Beyond recovering those and some for various candidates, I also made numerous stops along the way to retrieve others. By the time I hit [...]

0 Comments Published November 8th, 2006 in CivilLiberties, Government, LocalPolitics, RuminationsDistrict referendum won 18703 (68.52%) to 8593 (31.48%). The negative consequences of this decision will not be fully apparent until 2010 and beyond.
With reform in the air, with winning candidates Nelson and Gordon both saying there’s more to be done, with every media endorsement suggesting further action, the next phase of broadening electoral participation [...]
